Phase 2 of industrial warehousing facility built speculatively for lease including 200ksq ft storage, logistics, distribution space with docking area, bay doors, office space and car parking.

CHALLENGE: ABNORMALS AFFECTING SITE VIABILITY
This has been a challenging site due to high level of Galligu present in the ground which is typical in Widnes, as the site is close to the River Mersey. Site investigation surveys also revealed buried archaeological relic structures which had to be preserved with no digging within 5m.

OUTCOME
Under the JCT Standard Building Contract and Design & Build Contract 2016 Editions, there is an “antiquities” clause that expressly addresses how archaeological findings are to be dealt with. We are therefore providing a sustainable solution for the client which is ensuring efficient re-purposing of an otherwise commercially unviable site.
